A higher-return Australian real-estate credit strategy targeting monthly income of RBA Cash Rate + 7.00% (net of fees and costs). Invests selectively across stretched-senior/whole-loan (registered first mortgage) and mezzanine (registered second mortgage) positions, pursuing cycle-aware spreads with tight covenant packages and intercreditor discipline. Compared with SIF, IOF may accept moderately higher LVRs (max 85%, target weighted-average LVR ~75%) and deal complexity where collateral quality, sponsor capability and documentation strength support the risk-return. Sector tilt covers mid-scale residential (incl. development/BTR), industrial, alternatives and convenience retail.
